Property Blog – Week 528

4th May 2018

Another big week in real estate with some excellent results coming through as well as some funny little things going on amongst our fantastic staff. Our lovely receptionist at our Cockburn Office Jemma Cross (obviously a star wars fan) just informed me when I asked her what the date was today “May the fourth be with you” I thought that was really very funny.

I’ll tell you what was also really funny yesterday. After we had our meeting at Wanneroo office I noticed this funny looking helicopter thing in the staff room. Our young property manager Arjaha (pronounced Ar-sha) was sitting on the floor organising some filing when I asked Kayleigh what the helicopter was all about. Kayleigh then proudly told me it was our new company drone and that it has been really handy taking videos etc for our sales department. I asked Kayleigh if I could have a demo and the next thing this “helicopter” drone took off and the whole room from floor to ceiling was covered in Arjaha’s formerly nearly completed filing. Things have been a bit up in the air at the Wanneroo office but gee was this a classic.

Look closely in the centre of the pic and you’ll see Mr drone with the Arjaha and her filing on the floor.

Now things have been busy at our Cockburn office this month with David La Rosa (Rookie of the century) jumping out the blocks with four sales already up for May. He’s a star our David so we thought we’d get a pic of him with star wars fan Jemma both celebrating the fourth of May.

Now I’ve just got off the phone from big Trav and he’s doing the radio tomorrow with Harvey Deegan on 6PR and he’s telling me that they have had a great start to the month in Perth office as well. Come on Rockingham, come on Commercial lets really “Rock N Roll” this month.

We’ll catch you again next week after another big week in Real Estate. By the way the Dockers will beat the Tigers by 21 points.

Property Blog – Week 527

27th April 2018

It certainly has been another big week in Real Estate with lots and lots going on in all our offices. Anzac day was a most special day as it is every year and how fortunate we all are to have such a proud heritage here in Australia.

Yes we shall always remember.

Our strata girls have been really excelling and growing their portfolio at a rapid rate. They are right on top of their job, all their clients love them and they are keen for more new business. The reason they are keen for new business is simply because with all the efficiencies and support staff they have designed and structured up, they are able to add more clients to their portfolio without lowering their level of service. Well done Leonie and Rebecca, you are both stars.

Now “Migi the Marvell” knocked on my door the other night around 7PM and said “Hey mate I’ve got a couple of crays for you” They were still very much alive and to say “The Italian” was quite frightened is quite an understatement. Melita however went about her business calmly (just as she does in B.D.M role at De Freitas and Ryan) and prepared them for what turned out to be a magnificent BBQ the following night. Well done Mig – Million dollar sales during the day and cray fisherman after work. Maybe the Portuguese are the super human race.

Well done to all our wonderful staff again this week. Some excellent work taking place. Very appreciative clients and all we need now is for “super woman” Sue to get well and we will be 10 out of 10.

Just helped Dave put up his new auction of an apartment in Raffles and boy is it any wonder we all love this job so much. What a brilliant property and what a fun auction it is going to be. Why not check it out on our website and you will see what I mean.

Must go, lots to do, have to work hard or we’ll all finish up in the P_ _ .

Catch you next week after another big week in Real Estate.

Property blog – Week 526

20th April 2018

This week’s blog is coming to you from our Wanneroo Office where our business owners Luke & Kayleigh Holmes are doing a great job building their business. They have a great crew onboard helping them including Luke and Kayleigh’s daughter Mia who is on school holidays. We are yet to discuss pay scales with her but in all seriousness it won’t be too long before this exceptional 9 year old will be out there “strutting her stuff” in the wonderful world of Real Estate.

All hands on deck including Mia.

Our Wanneroo office really started off with a “bang” sales wise but we’ve been a bit quiet so far in April. As for rentals though it has been really steady. I’d have to say how impressed we are with the calibre of staff we have at Wanneroo. They are all “home grown” property managers who have been taught by Kayleigh Holmes who in our opinion is the best residential property manager in the state. Kayleigh is exceptional at what she does and her “clones” are doing just brilliantly.

Whilst things generally seem to be a bit “distracted” at the moment due to what in our opinion is all the “ugly finance stuff” coming out of the Royal Commission we have had some exceptional business taking place. Million dollar commercial sales, homes sold under the hammer at auction and requests for our company to take over large strata management in Fremantle.

Anzac Day is nearly upon us and thankful our fantastic staff will get to enjoy another well earned break.

We’ll catch you again next week after another big week in Real Estate.

Property blog – Week 525

13th April 2018.

Certainly has been another big week in Real Estate with 6PR Saturday morning Real Estate program continuing to have a large impact on our business. We mentioned a low price property we had on the market in Mandurah and as a result we could have sold it ten times over at the home open a few hours later that Saturday.

We also talked about the banks changing attitude towards interest only lending and the effect it is having on our clients. As a result we have been busy giving direction to a number of our clients which has been most appreciated.

Things are really busy for us at the moment and with a number of key staff away with the “lurgy” it is really quite hectic. We are doing some fantastic work and continuing to build our business.

Now we have an auction on tomorrow at 5 Bradbury Road, Hamilton Hill and it is a “ripper” property. You can renovate it and build another home in the rear block (stca) and yes you could do really well here.

Got to go, really flat out, so we’ll catch you again next week after another big week in Real Estate.

Property Blog – Week 524

6th April 2018

Well we enjoyed a wonderful Easter break even though it did interrupt our momentum which has been slowly building. Having said that it is very busy in all our offices and the signs are there that April may be a great month.

Now last Saturday I did my radio stint on 6PR from the 18th floor of Crown Towers. What a special place and what a wonderful view Melita and I had from our suite. We informed Harvey Deegan and Rob Druitt that we were there to celebrate Melita Ryan’s special birthday and what a wonderful time we had.

What a view of our wonderful city. Even better at night.

A special thanks to those former members of staff who keep in touch with our company via our blog and who continue to refer new business to us. It is wonderful that people recommend us, especially when they have actually worked here and know how hard we work on our client’s behalf. Again thank you and please keep in touch.

“Migi the Marvel” has just listed a magnificent site in South Fremantle, so if you get a chance go onto our website and have a look under Commercial properties for sale and enjoy the video. We are doing some amazing “stuff” in our company and are really starting to challenge our competitors.

A special thanks to Marcia (our wonderful trust manager) for all her assistance with our property management staff and particularly for passing on all her valuable knowledge. We are so, so fortunate to have so many “A” graders here at De Freitas & Ryan and they are the reason why our clients appreciate us so much.

Migi and I were on the radio yesterday afternoon on Oliver Peterson’s Perth Live program. We had some fun announcing our local legend for the month of March and we look forward to announcing next month’s winner in a few weeks time. 6PR is a major “partner” in our business and we feel that we are now, after some seven years of participation really starting to feel we “belong”. The feedback from clients is so positive and resultant business flow on most rewarding.

I could go on and on as there is so much going on here in this wonderful company but will sign off now and catch you again next week after another big week in Real Estate.

Miguel De Freitas, Rod Ryan and the team at De Freitas & Ryan.

Property Blog – Week 523

30th March 2018

Yes it’s been a short week and a big week in real estate here at De Freitas and Ryan with everyone looking forward to the Easter break. As you can see from the picture below our property manager Charlotte is especially looking forward to Easter following her surprise gift from one of her “Tradie men” (It sounds special when it’s said with her French accent). Yes our girls work extremely hard and they really appreciate being appreciated.

Our Charlotte just loves Easter time!

Now our young residential sales person David La Rosa got all excited the other day when he received equal second place for the ‘Rookie of the Month’ awards through REIWA. Dave received a free photo shoot as a gift from Crib Creative Photography and the “poor love” thought it was of himself, however of course it was for his next house listing.  He is a bit of a star our Dave and we see a big future for him at De Freitas & Ryan.

I just got off the phone from Robo at our Commercial office and when asked how he was going he replied “been a steady month but I just wrapped one up close to the million mark”, so that should pay for a couple of tanks of fuel in the “old V8”.

Rockingham office continues to build thanks to the efforts of our wonderful staff and the support of “Marvellous Marcia”. We are so proud of what our company is achieving in such a competitive market as Rockingham.

Well done to Luke at Wanneroo and Trav in Perth on excellent months. Thanks to Phil, Dave and Garry here at Cockburn, we could finish of the month in great style.

Really got to go, so we’ll catch you again next week after another big week in Real Estate.

Miguel De Freitas, Rod Ryan and the team at De Freitas & Ryan.

Property Blog – Week 522

23rd March 2018

It has been another big week in Real Estate with some very good results coming in. It is a lot of hard work and to be honest March has proven to be a tough month for us, but we’ve still been able to achieve some results.

Well done to Luke up at Wanneroo Office for his sales this week and well done Sir Milton Coombe for listing another rural property for auction. This time twelve kilometers inland from Busselton at 81 Jacka Road Boallia. The auction is scheduled for Saturday the 26th of May, so if you need a superb 100 acre playground let’s know. I must see if Jacka Road is named after the famous war hero and VC Recipient,  Albert Jacka, but that’s another story.

Navid – You’re a pretty lucky man

Morning tea at De Freitas & Ryan can be quite tasty (except for those people who have type 2 diabetes) and the choice of nibbles can be rather special. Anyway enjoy people and have a great weekend. I think I might have just spotted Gary Stacey putting some in his pocket to take home to his lovely daughter Tisha.

Melita has been listing a lot of new rental properties this month and Rockvegas office with our girls and boys really “firing” down there are doing extremely well. “Big Trav” up in Perth is having a busy month but after last weeks performance on the rodeo we are now calling him Travis “Static” Lindstrom. Migi and I are on the radio tomorrow morning in the studio at 6PR, so listen in and have a bit of a laugh. It’s all good fun but I can’t help it, I still get really nervous.

We have just added another new member to our Commercial team, a young 19 year old who will be working alongside “Migi the Marvel”. Young Felix has just been given the most wonderful opportunity and I’ve got a feeling this “kid” is going to be something special.

Well done to the Tigers last night and hopefully Freo can do the same this weekend. My smart alec brother in law over in just rang me to say that he heard you can’t go swimming at the beach in Fremantle. I asked him why and he said cause don’t have any FLAGS.

We’ll catch you again next week after another big week in Real Estate.

Miguel De Freitas, Rod Ryan and the team at De Freitas & Ryan.

Property Blog – Week 521

16th March 2018

It is all systems go here as we all get ready for the start of the footy season with the assistance of all our friends from radio 6PR at their function at the new stadium last night. We were actually at the Camfield Pub just across from the “Cray Pot” as “Millsy” (from the breakfast show) referred to it as last night and what a great night it was. Rod had a word to Basil Zempilas and gave him a few “tips” on how to conduct himself on his new “gig” at Weekend Sunrise on Channel Seven (how embarrassing) particularly when Rod had red wine spilt all down the front of his white shirt. This was quite hilarious as “Rod the old drunk” is a non drinker.

Rod hiding his red wine shirt behind the pillar at the Camfield.

“Big Trav” is on the radio this Saturday, all the boys and girls are doing well and the highlight this week was a “big fat” $1.3 Million dollar sale.

Lots of new business coming in the door including a new auction at 5 Bradbury Road, Hamilton Hill. Our first auction for the year and it will be a beauty.

Must go, lots to do, so we’ll catch you again next week after another big week in Real Estate.

Miguel De Freitas, Rod Ryan and the team at De Freitas & Ryan.

Property Blog – Week 520

10th March 2018

It was such a big week in Real Estate that we forgot to do our blog. However we have prevailed and are doing it now.

Now let’s see what has been going on in this wonderful company of ours.

For starters, well done to all our representatives on their continued sales and leasing performances which continue to build our business. We have some exceptionally talented people here at De Freitas and Ryan and they are doing some wonderful Real Estate.

Congratulations to Julie Kibell on her appointment as head of Commercial Property Management at out commercial office and equally congratulations to Shuchi Khera on her appointment as head of Residential Property Management at out Cockburn Office. Both wonderful ladies who are exceptional at what they do and we look forward to their further input and guidance in taking their respective portfolios to the top.

Just listened to Luke & Kayleigh Holmes on the weekly 6PR Radio show talking property. Well done you were fantastic. Big Trav will say you weren’t as good as him but don’t take too much notice of Trav as he will be home still crying over the Perth Wildcats loss last night. Get your shorts and silky top back on Trav and get out there and show them how it’s done.

We’re off to list a property for sale in Cockburn, so we better close now and we’ll catch you next week after another big week in Real Estate.

Miguel De Freitas, Rod Ryan and the team at De Freitas & Ryan.

Property Blog – Week 519

2nd March 2018

We had our board meeting at our huge Perth Office on Wednesday this week and the board room table is so large that it presents a huge problem for Rod as his hearing these days is not the best. Anyway I am sure he was thrilled to see the figures from all our offices for the month of February which can only be best described as excellent. Well done De Freitas & Ryan you are building a great business.

Now our commercial boys and girls have done it again this past month of February with outstanding results yet again. Well done to our strata division which just seems to be growing each and every month.

We have made some major structure changes within our commercial office and our Cockburn office with two new internal promotions. Firstly with commercial we have appointed Julie Kibell to the position of head of commercial property management. A major reason for the success of our commercial division has been the on going excellence of that department of which Julie has been an integral part. Now that the the department has grown we need to ensure that the high standards of excellence achieved is maintained by ensuring that all our team members are supported and guided by Julie as our department head. Yes you could say our Jules is one of our Jewel’s.

Our residential property management department at our Cockburn Office has had its ups and downs over the past few years as a result of a severe downturn in the market and some poor staff selection. Under the guidance of Shuchi Khera and other members of our property management team we have now restructured our department and recruited exceptionally well. As part of our restructuring we have appointed Shuchi as head of property management to oversee the whole department and ensure that it runs like clockwork. We can already see the benefits of the restructure and we are excited by what we see is an incredibly bright future for our residential property management portfolio.

It’s a long weekend this weekend (I think its got something to do with the footy season about to start) However our sales team is all excited about opening up some excellent new listings that have just come on board.

Have a great weekend everyone and we’ll catch you again next week after another big week in Real Estate.

Miguel De Freitas, Rod Ryan and the team at De Freitas & Ryan.
