Things seem to be coming together for us a bit at the moment and I am so proud of the work and the results we are obtaining on behalf of our clients. Million dollar home sales , $100,000 per annum commercial leases, East Fremantle café's sold, yes it's all happening and the strange thing is , the public still have the impression the Real Estate market is still “a little on the nose”.

In all seriousness, we need listings in all divisions of our business and we need them now! We have strong demand for homes for sale and for lease, commercial properties for sale and for lease and businesses – well we've hardly got anything available. Our people are “hard at it “prospecting for new listings; however we would appreciate it if you could call us if you're thinking of selling – our number is 9499 6000.

Now our residential rental people have been extremely busy as a result of our advertising on 6PR.We have been thrilled with the response , so it appears this will now become a major thrust of our marketing .It's exciting stuff. My comments in regards to having “big Sandy” play as full forward for Fremantle have been received quite well, however one “gentlemen “suggested I stick to selling Real Estate, as I wouldn't have a clue about football , or words to that effect . Anyway I'm in the fortunate position of loving both so we'll see what the future holds.

It's very, very busy in here today so I better go and get “stuck into it” and by the way if you happen to see “Migi the marvel" today, you can tell him he's got his name badge on upside down.

Property Blog - Week 227

I love this game, I absolutely love it. Today, fairdinkum today I have just not stopped. It started off with one of our existing clients coming into our office at about 7:45am to see if the new radio rock stars were in and to talk to us about maybe getting us to promote some of his properties on the “airwaves”. I reckon this “radio stuff” might prove to be pretty fantastic, but as they say time will tell.

About the only time I've ever seen my little mate Migi “stationery” is when he's been up at Office Works doing the shopping. He is one of these people who has to do everything himself and delegation is not one of his strengths. But “boy” does he do some amazing Real Estate.

This week's been one of the most enjoyable I've had for a long time, with some really positive things happening for De Freitas & Ryan. It's great being around such positive people and after being at Macquarie Bank's bench marking seminar the other day, Mig and I feel very well placed with our business.


Mum's the word

Happy Mother's Day to all the Mums of the world and a very special hello to my beautiful Mum Jessie. Yes, she's 85 years old, looks like the Queen, but doesn't have any corgis or horses or lots of loot. I'll get into trouble for this as Mum follows our blog but there you go.

I have a really busy day tomorrow and then a rest day on Sunday ready for the second wave of our radio launch on Monday.

Property Blog - Week 226

Busy, busy, busy with a lot happening in all divisions this week. Our company has decided to advertise our “wares” on radio and ever since “Migi” first heard his name come out of the dashboard, we can't seem to get him out of the car and into his office to do some work.

Seriously though we'd like to thank Harvey Deegan and all those involved at 6PR for getting us up and running on the airwaves and we are confident of further building our brand and our client base both North and South of the river as a result.

Now you could say young Jamie Ronci has been a little “pumped” lately as he has been achieving some outstanding sales results on behalf of his clients. However, we feel he may be a bit “out muscled” by Mr, or should we call him, “Sir” Ronnie Coleman – the eight time world champion Mr Olympia Body Builder. Ronnie is in town for some events here in Australia and to find out where Jamie got his name badge from.

It's extremely busy in here today and we've been receiving some excellent calls with people wanting their properties valued both for sale and for rent. People still seem to be under the impression that the market is quiet, but that's simply not the case here at De Freitas & Ryan. I would love to see Fremantle win the flag this year and I hate going on about it, but please guys, please stop playing “big sandy” in the ruck. Leave that to big Zac Clarke and Griffin and put Sandy at full forward with Hayden Ballantyne next to him in one pocket and Pavlich in the other. Then we can add to our song the words “we can't be beaten”. Think about it guys!

Welcome To Our De Freitas & Ryan Monthly "E" News Update

We usually inform you of the state of the Market place each month and let you know how our Business is going, however this month we thought we'd share a “feel good” lovely Real Estate story with you.   

Congratulations, Joseph and Tony Romano, with Adeila Maiorana  

We sat down with our colleague Tony Romano the other day and he informed us how much he loved the Real Estate industry and the reasons why. Tony said “It's all about the people and helping them move from one place to another and the joy of gaining their trust, dealing with their families and re living personal memories.”  

We encouraged Tony to tell his story regarding his recent experience in selling the Maiorana family home in Archibald Street Willagee, so the public could gain an insight into exactly what makes people like Tony “Tic”.  

A month or so ago Tony was asked to help a very senior Mrs. Adelia Maiorana, sell her property for the highest price possible in a difficult quiet market as a matter of urgency to enable her to secure a home unit in Busselton. This would assist her to be closer to members of her family. Tony could not help but relate to his own mother and he was able to secure an outstanding price for her home in a short period of time which enabled Adelia to achieve her dream with as little stress as possible.

What Tony discovered along the way was really quite special and thanks to the trust in Tony and his son Joseph by the Maiorana family, we were able to share this story with you.

Adelia Maiorana continuing life's journey

  Adelia, her late husband Edward and their two young daughters arrived in Fremantle form Italy aboard the American ship Edward Hersey on the second of November 1950. From there it was off to an army camp at Northam for a few weeks, then a tent in Toodyay for the next four years after Edward had secured a job at the local saw mill.

Edward later built a small timber shack for his growing family; however they decided to move to Fremantle in 1958 for better schooling for their children.

Meanwhile, a few years later on ANZAC day in 1962, young Tony Romano's family arrived in Fremantle from Italy. Tony remembers being really frightened as he thought he had landed in a war zone, with soldiers marching up and down the main streets of Fremantle.

Tony's family settled down in Drury Street Willagee and he went to a local school where some of the seven children from the Maiorana family attended. Tony and his family lived in Willagee until the early 1970's when they moved to Hamilton Hill. Tony then married his lovely wife Patricia and they have remained as City of Cockburn residents for the past thirty years.

  Adelia's seven children have all grown up and moved away which resulted in the family home in Willagee being sold. It was really quite special to be present whilst Tony and Adelia re lived old times and it was also humbling to see the trust and gratitude afforded to Tony and Joseph.

We would like the thank Adelia and the Maiorana family for showing their faith in our company and we wish Adelia every happiness in the next chapter of her wonderful life. We'd also like to thank Tony and Joseph for their continued efforts in building our companies reputation.

We will remember them

Anzac day is a very special day on the calendar and all of us at De Freitas & Ryan, even though we're from all different parts of Australia and the world, would like to say thank you to our service men and woman who have made our wonderful country safe and free.

A good friend of our company Ross Bulman has just launched a new Commercial and Industrial real estate magazine and we believe it certainly will be of great benefit to our company.

It is a magazine that will specifically target the commercial, industrial and business sectors of the community and we wish Ross every success with his new venture.


It's dress up time

“Migi the Marvel” honestly believes he's the most handsome man is Real Estate, so you can imagine how good he's going to look now that we're all getting new company uniforms. It's all a bit of fun, but on a serious note it is important that we continue to portray the right corporate image for our up and coming young and proud Western Australian Real Estate Company. And we've been busy, very, very busy in fact, even though we've had and interrupted month with Easter etc and I'm pleased to say May is also shaping up really well. It is a really interesting market out there at the moment, but if you focus, work hard on behalf of your clients, there is a lot of business out there.

Tony has just walked into the office after wrapping up the sale of a beautiful home in Cotter Loop and a business in Myaree and it looks like we're in for a busy weekend. We'll catch you again next week after "Another Big Week in Real Estate".

Property Blog - Week 224

It's the old Friday the 13th today so I guess that means we all have to watch what we're doing, but so far so good. It's also the 100th year anniversary of the Titanic sinking so I better watch out that I don't overload the dinghy this weekend.

Well Easter is all done and dusted for another and boy did we all enjoy the break. We hit the ground running on Tuesday with lots going in all divisions and surprisingly it's turned out to be a very productive week.

It was sad for us to have our world champ “Rocky Balboa” resign yesterday and he will be very much missed both personally and professionally. All the best mate and it's been a pleasure having you with us these past few years.

It's been that busy in our office since the beginning of the year that we had to look for some assistance and as a result young Jessica will be joining our ranks on Monday. Thanks again to all the people out there who support our company and it is amazing how much referral business we have been receiving of late.

I've got a lot on today and I'm trying to juggle things around so I can make all my appointments, but anyway have a great weekend and we'll catch you again next week after "Another Big Week in Real Estate".

Property Blog - Week 223

The week before Easter is always a mad one, with all our staff either trying to wrap up deals before the break or trying to disappear early on the pretence that they have phantom appointments. Anyway, those left “back at the ranch” will be rewarded with lots of choc o lart so there you go.


Who's the bigger bunny?

These girls really do work their tails off in our busy Residential Rental Department, so it's deserving that they have an extended break at Easter time. We've had an exceptionally busy first quarter in Residential Rental Property, both here and at our Perth Office. Big Trav was just in here this morning and we went over some of the achievements they've made at Perth Office this year and it's a real credit to him, Dalena and young James.


From workaholic to chocoholic

Now our Business Development Manager in Residential Rental Management is one Mr Jon Oliver and boy does this fellow put in the “hard yards”. He never stops building our Rental Department, only at this time of the year he does like to sample the odd chocolate bunny or three. Seriously though if you have a property you would like leased and managed, you should contact Jon and benefit from his expertise and work ethic.

Now the boys and girls have been working really hard (with the exception of Wajee) and as a result the first quarter of 2012 and particularly the month of March has been a real “cracker”. As of a result of all the successful transactions, we are down a little in “stock” in all divisions, so if you are looking for a keen agent you've found one in De Freitas & Ryan.

Now before I go off on the Easter break I must say how much my wife and I enjoyed being at the game to watch Fremantle beat Geelong. I said to my Wife “Gee, lucky you're not married to that Matthew Scarlet fellow”. She replied “Lucky you're not married to Hayden Ballantyne”. I replied “Sometimes I think I am”. ---- It was a very quiet trip home.

Property Blog - Week 222

Migi “The Marvel” has just flown in the door with a big smile on his face, as he has just wrapped up a deal for $1.1 million dollars. He said “Good way to finish off the month hey Rod” and I said “What about we make it a good way to start off next month hey Migi”. Either way we're really busy at the moment and it's almost a shame Easter's headed our way, as we don't want to lose the momentum we've been building this year.


Yours truly in a bit of a bind

Now whilst I understand we all need to multitask these days, I must confess I am certainly no star when it comes to binding up our valuation folders. Having said that I am pretty good at some things, I'm just not sure yet what they are yet.

Now we've been kicking a lot of goals in the month of March and now the footy's started we hope to be kicking even more. Please Fremantle, please, please, please get off to a good start by beating Geelong tomorrow. When I was a young lad growing up in Victoria, I followed Geelong in the football and I was fortunate enough to be at the 1963 grand final and watch them win the premiership. I felt very, very sad seeing the great Polly Farmer and John Watts on the front page of the West the other day not looking too “Match fit”. Take care guys you are both real WA icons.

Now it's time to give these girls a bit of "dressing down" and get them to do a bit of "dressing up". Yes, its new office uniform time here at De Freitas and Ryan and boy aren't these girls going to look great.

Now Rod Searle's just come into the office informing us that we've just made another conjunctional sale and Robo's busily doing paper work for something big in Mandurah.

We have had an exceptional first quarter with excellent growth in all divisions and we are looking forward to the next quarter, as we're on target to have our best financial year ever.

“Unsteady” as she goes

I remember this time last month titling our newsletter as “it's all over the place” and may I say nothing really has changed. The market is all over the place; however there does appear to be a lot of increased activity which is driving some excellent results in both sales and leasing.  

Here in Western Australia we are experiencing a lot of demand for rental housing as people continually head in our direction as a result of the mining boom. Rental prices are increasing as a result and whilst you scratch your head and think, hey they should be buying instead of renting, the majority of new arrivals appear to see their time here in the west as only short term and subsequently are not interested in investing here.

  In a strange twist however, it is the local people who are now entering the market and buying property for rental as they see the return on their investment as the way to go. I guess when you consider the other option of the stock market, bricks and mortar appear a much safer way to invest in this climate.

  On the commercial side of things it also remains a very unpredictable market. The leasing situation has been very active and as a result we are extremely short of properties. Sales listings are also becoming increasingly hard to get as developers are just not prepared to build in this market, which is resulting in a shortage of quality properties. Added to this the lenders still appear to be nervous in relation to commercial property, so I can only see rental prices increasing to the point where investors force themselves back into the market to fill the vacuum that is currently being created.

  This month has seen us again with some excellent figures, however you can't help but feel “rattled” when you see how “unsteady” the market place and the current political scene is out there at the moment. Again the best form of “medicine” for us participants in the property industry is to work hard, stick to the basics, remain positive, avoid negativity at all costs, don't take our politicians too seriously (God help us) and keep at the “top of our game” so if there is damage being done in our area of commerce we will not be the ones suffering and therefore neither will our clients.

Property Blog - Week 221

That phone never stops ringing. I'm trying to type blog number 221 and I'm so thrilled how busy we are in here this morning.


Miguel, Melita, Rod, Karen & Barry

As I mentioned last week, an old real estate mate of mine Barry Plant and his lovely wife Karen were in town last week and they dropped in to say hello. They were really quite impressed with our company which is quite something as Barry Plant has over 90 offices in Victoria and is a wonderful success story in the real estate industry. Migi was wrapped as they are both about the same height, so now Migi is all fired up and aiming at 91 offices.

Now it's been all go this last week with some great results in all divisions. Lots of hard work but it's very satisfying. “El Presidente” Tony Romano has just come into my office with a big smile, telling me he's “Tony two Sales” again this week as he puts up the Aroma café in Armadale Business Sale and Mell Road Spearwood commercial sale on the “mighty” white board.

I can overhear the “Italian” complaining that we have nothing left to rent and I can see young Wajee with a smile on his face as that means he can have a bit of rest. It's been really quite hectic in our Residential Leasing Department, so take advantage while you can Wajee.

Trav and Dalena up in our Perth Office reported that they are really busy as well and to be honest even though we're all working in the same company, we do miss working side by side with them every day.
